Some “Sweet” Deals We’ve Closed Recently

At JF Real Estate, we take pride in helping operators find the right spaces to open up and/or grow. Recently, we’ve had the opportunity to complete several transactions that highlight the continued momentum in both downtown Syracuse and the surrounding communities. And yes, we will work with you even if your company name doesn’t include the name of a dessert 😄

Cake Bar – New Tea House
108 East Washington Street | Downtown Syracuse

Their Third Downtown Location!
We are proud to have assisted Cake Bar in securing their newest location at 108 East Washington Street, marking their third downtown storefront. Expansion to a third location demonstrates not only the strength of their brand but also their continued confidence in the downtown Syracuse market.

This new concept introduces a tea house experience that complements their existing offerings and creates another inviting destination in the urban core. Strategic expansion like this requires careful consideration of foot traffic, surrounding tenant mix, visibility, and long-term growth plans. The White Memorial Building continues to benefit from operators who understand how to activate space and draw consistent customer traffic, (see- Inkas!).

This transaction strengthens retail activity downtown and reinforces the momentum of locally owned businesses choosing to reinvest and scale within the city.

Life is Sweet Candy Shop
309 Vine Street | Village of Liverpool

We also recently completed the lease for Life is Sweet Candy Shop at 309 Vine Street in the Village of Liverpool. The Village remains one of the most walkable and community-focused retail corridors in the region, making it an ideal location for a destination-style retail concept. This location positions Life is Sweet in the heart of a vibrant small-business district where complementary businesses help drive consistent foot traffic.

Cookie Finance
110 West Fayette Street | Downtown Syracuse

Not all “sweet” deals involve food.
We assisted Cookie Finance in securing their new office at 110 West Fayette Street in downtown Syracuse. Cookie Finance is a modern accounting firm specializing in serving influencers, content creators, and social media entrepreneurs. As digital revenue streams continue to grow, creators increasingly need professional accounting services tailored to sponsorship income, affiliate marketing, brand partnerships, and platform monetization.
This transaction represents the growing presence of office users in downtown Syracuse. The business was formerly in a coworking space and outgrew it!

While these businesses operate in different industries: hospitality, retail, and professional services; they share a common thread: choosing strong locations. Each transaction required alignment between business model, lease structure, space layout, visibility, and long-term operational goals. Whether expanding an established brand, launching a new retail experience, or positioning a professional services firm for future growth, the right real estate decision plays a critical role.
